Start with the property condition report
The condition report records the property at the beginning of the tenancy. Use it room by room, note fair wear and tear separately, and avoid asking a cleaner to solve damage or maintenance issues.
Return the property empty and clean
WA Consumer Protection guidance says the property should be left empty and clean at move-out. Final claims can involve cleaning, damage, rent or bills, so no cleaning business can truthfully guarantee the whole bond.
Protect the handover record
- Keep utilities connected until cleaning and checks are finished.
- Take dated photos or video after cleaning.
- Save the written scope, invoice and messages.
- Record how and when keys were returned.
- Raise unclear items with the property manager in writing.
